Welcome to Drakes Creek Cooperative, your future home near Old Hickory Lake, just 20 minutes from downtown Nashville. Located in the serene and scenic Goodlettsville, Tennessee, our community offers modern living spaces and also the opportunity for residents to own a part of where they live.

Our Story
We are currently in the process of working with residents to convert this community into a Limited Equity Housing Cooperative. As a resident, you will become part of a neighborhood corporation where members collectively own and democratically control the entire housing complex—not just individual units.

Required: Sign Subscription Agreement that serves as notice of intent to buy into the cooperative.
Required: Attend at least one General Membership a Year.
Optional: Join the Resident Council, Sub-Committee, or Join the Board of Directors.
Optional: Attend monthly cooperative trainings, last Thursday of every month from 6:30 - 8pm.

Required Documents for Application
For income verification: 3 months of paystubs or tax return from previous year or 3 months of bank statements.
Picture of a form of identification such as driver’s license, passport, or other government issued ID.
Immigration Status: Evernest will require a SSN, EIN, or TIN. They cannot process an application without these.
Screening Criteria
Rental history, eviction history
No denial will be based on credit score alone
Income Eligibility
The co-op members must fall at or below 50% of Area Median Income to qualify. Please see this table for 2025 income levels. These levels change yearly and are published by the Housing and Urban Development Department.
Background Checks
Background checks will be required and the policy will follow the guidelines listed below. Back-ground checks will be requested after the initial application review and interview, so as not to disqualify a candidate solely based on background records.

Unless otherwise stated: A $300 non-refundable fee will be charged at move-in for each pet living at the premises — (A $25 non-refundable pet verification will be charged on the application for each pet).
Please contact the property management company for any other specific stipulations here such as pet deposit, pet rent, weight limits, etc. (Subject to applicable state and local laws) If an unauthorized pet is found on the property, penalties or fines may be assessed in
addition to the $325 non-refundable fees per pet. (Refer to your lease for details)Any pet that is not enclosed in a cage or aquarium full-time will be subject to pet policy and fees. Non-household animals such as horses, pigs, chickens, etc. are not permitted without the landlord's written permission.
Support and/or assistance animals, as defined by the Americans with Disabilities Act and Federal Housing Administration, will not be subject to the pet policy.

Housing co-ops are collectively owned and operated by their residents (Shareholders) who democratically elect a board every year, and make collective decisions about their expenses, energy needs, and roles in the building.
